The accommodation is seriously impressive. Two super-king rooms (one connecting to a bunk room), five king-size bedrooms and a bunk room with adult-sized beds. We have just returned from a fabulous holiday in this well equipped property. It was very clean and situated very close to the beach, pub and supermarket. The outside facilities i.e. car parking, hot tub, barbecue, astro turf with football net were brilliant. All rooms were very comfortable and had been well thought out. We hope to return again.

Fabulous property. Very clean and comfortable. Plenty of room for our family gettogether of 14. Hot tub was a bonus and well used by the family. Having the 2 dishwashers was really helpful for so many people and there was plenty of crockery and glasses. Location was perfect as only a few minutes walk to the North Beach and a small Tesco Express. Various takeaway outlets just round the corner. Would highly recommend and would have no hesitation in returning.

Perfect home from home. The ages of party ranged from 7 82. The house is perfect for all. Immaculate clean, well equipped kitchen, bed linen beautiful, soft and clean. Beds comfy. All towels provided including separate ones for the hot tub. Hot tub was hot and ready to go on arrival. It is close to all amenities, shop, bakery, pub all in 5 min walk and 12min walk to train station. Games room is great, lounges comfy. Lots of space, you all feel together but never under each others feet. Great communication with the owner. Perfect place to spend time with the family and to explore North Yorkshire. Already booked for next year.

Very pleased with the property, actually better than the photographs. Issue with kitchen radiators requires resolving. Curious about the gates into the garden, two have bolts but access is possible via the side of the property as during our stay people came to the rear doors to ask about the property.
We were three households of 13 adults looking to come and spend Christmas together, and this place made it. The communal areas are perfectthe kitchen dining room is brilliant and there was everything you needed to cook a big Christmas Day meal for all. The table is a real highlight, everyone having space and able to engage with everyone else. The bedrooms are hotel quality as well no compromise there. Nothing ever felt over crowded. Always a nice space to disappear to if 13 noisy adults become too much! Perfect place for a family and friends get together. Highly recommended.

This is a beautiful property in the heart of the town and just 10 minutes from the sea front. However, it is also remarkably quiet. The house has ample parking airy, spacious rooms bags of features games room, smart TVs, jacuzzi plentiful bathrooms and a wealth of other features. The whole place is perfectly equipped and we couldn't have wished for a better location for our long weekend away. Would recommend highly.
The house was fabulous, well decorated, clean and had everything that you needed to have a great weekend. During our stay we couldnt use one of the bathrooms as the toilet sink was blocked. Reported to owner sat morning. Not fixed during our stay however appreciate it maybe difficult to get a plumber at short notice Would definitely recommend

Just returned from a fabulous week's family holiday here. The house is fantastic and is in a good location for the beach and town centre. Lots to do in the house to keep everyone happy. Think more outdoor seating would be good and the hot tub would benefit from a mid week maintenance to ensure chemical levels are correct as experienced on other holidays with hot tubs. All in all we had a great time and would recommend.
We stayed at the beautiful Broadbay Lodge for a weekend. The house was more than ample for nine adults and four children and exceptionally well decorated. It is very well priced for the size of the house and number of rooms. The amenities catered for all members of the family. There is a spacious back garden for children to play in, a hot tub, and a very nice games room. The house was very clean and tidy and newly renovated it looks even better than the pictures! James was an exceptionally accommodating host. He made sure to welcome us to the house, was easily accessible via phone call and made provisions for us for a late checkout at the last minute. The offstreet parking was very convenient as was the location of the house. The beach was only a short walk away and there were plenty of shops around which makes it very child friendly. We cannot recommend the house enough and would come back ourselves too!
